Global Tech Firm moving to Circus Street in Brighton

U+I (a Landsec company) has signed a lease with technology firm Hyve for the top two floors at The Office at Circus Street in Brighton. Circus Street will become the headquarters of the UK-based cloud hosting solutions provider, which also has offices in Frankfurt and Santa Monica.

The 30,000 sq ft Grade A workspace at Circus Street is the first new build office available for let in Brighton since 2016. It has a city-leading sustainability rating (BREEAM “Excellent”) and WiredScore Platinum-rated digital connectivity.

The Office sits at the heart of Circus Street, a new mixed-use neighbourhood that has been delivered by regeneration specialist U+I in a £130 million Public Private Partnership with Brighton and Hove Council.

Circus Street has also created a new cultural venue for South East Dance, cafés, restaurants, workshops, event spaces, public gardens, public artworks, and 142 new apartments and 450 student bedrooms.

Hyve is a fast-growing business, named as “One to Watch” by the Sunday Times in the Profit Track 100 list. Its group turnover in 2021 was £12 million. It delivers a range of hosting services, from private cloud and managed cloud to colocation and security services.

In a survey conducted by U+I with Censuswide in 2021, Brighton emerged as the most attractive location for an out of London office, with respondents citing its strong talent pool, quality of life, inclusivity and diversity, and good transport links (read more here).

Jake Madders, Co-founder of Hyve, said: “Collaboration is such a key part of Hyve’s success, so the global shift to remote working over the past two years has been a challenge. While we’re still operating a flexible working environment, we are keen to get this new, exciting space to encourage employees back into the office again, creating the buzz that makes us the thriving business that we are. The fifth floor is going to be Hyve’s main ‘office’ space, while the sixth floor, with its stunning views across Brighton and out to sea and large wrap-around terrace, will be more of a chillout zone for staff, with various areas for people to collaborate on projects, socialize and relax.”

Rob Sloper, Development Director at U+I, said: “Brighton has a well-established reputation as one of the UK’s best places to live and work, one of the ‘happiest’ places and one of the UK’s most entrepreneurial cities, but up until now a lack of new office space has constrained the city’s potential. At Circus Street we’re gathering Brighton’s brightest businesses. The location and stunning, sustainable and healthy design make this a prime spot for digital, tech and creative companies to call home. We are thrilled to welcome Hyve to Circus Street and excited about more innovative brands, retailers and hospitality businesses coming in to create a thriving and diverse neighbourhood in the heart of Brighton.”

The Hyve deal leaves four floors in The Office at Circus Street available to let, comprising 21,000 sq ft. For more details visit: circusstreetbrighton.com
